Welcome to all new applicants of The Dunes at St. Andrews. In order to reside in our community, we require each applicant 18 years or older to complete an application and to meet certain rental criteria. We encourage you to review these requirements to determine if you are eligible before submitting your application.

We maintain a strict policy of confidentiality and privacy for our applicants and residents. We do not discuss information on applications with anyone other than the applicant. All applicants and occupants age 18 years or older must complete a separate rental application. All occupants 17 years old or younger must be listed on the application.

The Dunes at St. Andrews & DRS Management utilize a credit scoring system that incorporates a statistical model comparing information on your credit profile, such as bill-paying history, the number and type of accounts, late payments, collection actions, outstanding debt, reported rental history, and the age of accounts, to the credit performance of consumers with similar profiles. The scoring system awards points for each factor and considers income, monthly rent, rental history, and overall credit history to evaluate how creditworthy you are. If there is limited credit history available, items G and H below will be used to evaluate your application and additional deposits may be required. This company and this community do not discriminate on the basis of race, color, religion, sex, age, national origin, sexual orientation, gender identity, disability, familial status or ancestry.


  1. FEES REQUIRED WITH THE APPLICATION- A $50.00 application fee is due for each applicant 18 years of age or older. Co-signers must also pay a non-refundable application fee of $50.00. Application fees are non-refundable. An administrative fee of $175.00 is also due at the time of application. The administrative fee will be refunded if application is denied.

Maximums Number of occupants- 1 bedroom= 3 occupants; 2 bedroom= 5 occupants; 3 bedroom= 7 occupants.

  1. AGE/IDENTITY VERIFICATION- Applicants must be at least 18 years of age. A government issued photo ID is required of all applicants and co-signers. Applicants must have a valid verifiable Social Security number or Individual Taxpayer Identification Number (ITIN).
  2. APPLICATION APPROVAL PROCESS- The application processing will begin once we have received a completed application, all application fees, an administrative fee & signed application detail letter. Once we receive your application we will send you the application detail letter outlining the details of the lease (selected unit, rent amount, move in date, move in amounts, etc.) for your review and signature. The three outcomes from the approval process are accepted, conditional acceptance or denied. An additional deposit amount may be required if approval is conditional. If you are denied we will give you a notice that tells you the reason(s) your application was rejected. If you are denied because of information from a credit report, we will give you the name, address and phone number of the credit-reporting agency that supplied the information. You should contact that agency to find out what your report contains or to dispute anything in your credit report.
  3. APPROVAL AND LEASE SIGNING- You will be notified by a member of management once your application is approved. The security deposit is due within two business days of us notifying you of your application approval. If the security deposit is not paid within two business days of the approval notification, then the application will be cancelled. Once the security deposit is paid the lease contract will be emailed to you for electronic signature(s) through Blue Moon Services.
  4. SECURITY DEPOSIT- A security deposit is required and must be paid in full within two business days of your approval notification. An applicant with conditional acceptance may be required to pay an additional security deposit equal to an amount no greater than one month’s rent. If the security deposit is not paid within two business days of your approval notification the application will be cancelled.
  5. OCCUPANCY GUIDELINES- All occupants 18 years of age and older will be considered as residents under the lease agreement and will be asked to sign the Lease Contract.
  6. INCOME- Income must be verifiable through a direct supervisor, payroll, or human resources department, and/or by the applicant’s last 3 consecutive pay stubs or most recent W-2 and 1 pay stub. New employment may be verified with an intent to hire letter. Social security or pension are considered income with a copy of the award letter or check payment. Business applicants and Self-employed applicants are required to provide either the previous year’s tax return, company profit loss statements or business bank statements for the last 3 full months. Assets such as 401K programs, stock dividends, certificates of deposits, etc. will be considered with statements for the last 3 full months. Monthly income must be equal to or greater than 3 times the monthly rent for the selected unit. Roommates must have a combined income equal to or greater than 3 times the monthly rent for the selected unit. In lieu of monthly income, applicants may provide a bank statement, dated within 30 days of application date, reflecting a balance equal to or greater than 12 months’ rent for the selected unit.
  7. RENTAL HISTORY- We will contact previous landlords to verify rental history. Applicants must have given adequate notice to vacate to current and/or previous landlords. There must be no outstanding financial obligations to current and/or previous landlord regardless of any claims to bankruptcy. An applicant who is currently obligated to a lease agreement with another landlord may be required to provide a qualified guarantor/co-signer before approval is considered. If an applicant has an eviction in the last five years this will result in an automatic denial, regardless of whether or not debt has been satisfied. Prior lease violation(s) may result in denial. Negative rental history includes any outstanding debt, excessive late payments, excessive returned payments, damages owed, and evictions filed and not remedied.
  8. CREDIT- Applicant must have good credit / rental rating or a co-signer who meets the foregoing criteria. Open tax liens, unpaid legal items or bankruptcies that are not discharged will result in an automatic denial of the application. Low credit scores may require a deposit equal to an amount no greater than one month of rent or a qualified co-signer.
  9. CRIMINAL HISTORY- All occupants age 18 and older will be screened for criminal history. A felony conviction for a crime against a person or incarceration for any offense within the past 7 years may not be accepted depending on the type of conviction. Convictions of any sexual offense will not be accepted. A criminal conviction or incarceration over 7 years ago will be evaluated case by case.
  10. ROOMMATES/CO-RESIDENTS- Roommates or co-residents application data will be combined during the verification process. All applicants must meet credit, criminal, evictions, and rental history standards in order to be accepted. Roommates must have a combined monthly income equal to or greater than 3 times the monthly rent of the selected unit.
  11. LEASE CO-SIGNERS- A co-signer may be required if the applicant does not meet the minimum income or credit history standards set forth above. A qualified co-signer must provide proof of income 5 times the monthly rental amount of the selected unit. Cosigners must submit an application and pay all applicable application fee(s) and meet all applicant rental criteria. In lieu of monthly income, co-signers may provide a bank statement, dated within 30 days of application date, reflecting a balance equal to or greater than 24 months’ rent for the selected unit.
  12. FALSE INFORMATION- Any falsification of information on the application will automatically disqualify the application and all administrative fees and application fees will be forfeited.
  13. CANCELATION OF APPLICATION- If the applicant finds it necessary to cancel the application, they must provide written notice of cancellation. The administrative fee will be refunded provided the cancellation takes place within 2 full business days of submitting the application, regardless of approval status. Any refund due will be mailed to the current address provided on the application within 30 days of cancellation. After 2 full business days of submitting application, the administrative fee is non-refundable. Approved applicants who cancel the application and/or do not take possession on the scheduled move in date will be charged a cancellation fee in the amount of the required security deposit.
  14. RENTERS INSURANCE- Residents are required to obtain renter’s insurance coverage for personal liability with a limit of not less than $100,000 per occurrence. All leaseholders are required to be listed on the insurance policy. Proof of insurance can be documented by a certificate of insurance from your insurance agent or a copy of the “Declarations Page” of your policy. All residents are required to show proof of insurance prior to possession of the unit and at lease renewal.

  1. SMOKING PROHIBITED-The Dunes at St. Andrews does not allow smoking inside the buildings or in common areas. Smoking is only permitted outside on patios or balconies attached to your dwelling. We have the right to terminate your lease contract for violation of the no-smoking addendum.
  2. RESPONSIBLE GUN OWNERSHIP-The Dunes at St. Andrews requires resident(s), any member of the resident’s household or guest or other person under the resident’s control to declare any firearm they possess to the leasing office. Proof of a valid license/permit for any firearm in possession may be required. Possession/move-in date will be delayed if proof of valid license/permit is not received by The Dunes at St. Andrews prior to possession/move-in date.


  1. ANIMALS- Dogs and cats are permitted within the following guidelines:
  • Non-refundable administrative pet fee is based on animal’s adult/full grown weight
  • No puppies or kittens less than 6 months old
  • No exotic animals, feral, wild animals, farm animals or reptiles
  • All animals are required to be current on all vaccinations and resident must provide documentation along with a picture of the pet prior to approving the application
  • The Animal Agreement must be signed by all residents and the management prior to the pet occupying the apartment
  • Property management reserves the right to reject certain breeds of dogs including but not limited to: Pit Bull & Pit Bull mix, American Staffordshire Terrier, Rottweiler, German Shepherd, Doberman, Akita, Chow, Tosa, Persa, Wolf Hybrid, Mastiff and any mixed breed that includes the aforementioned.
  • No more than 2 animals per apartment
  1. PET DEPOSIT AND PET FEE- A $200.00 pet deposit is required and is refundable after move out if no pet damage or other outstanding balance is incurred during tenancy. A $250.00 non-refundable administrative pet fee is required for each pet weighing 35 pounds or less. A $300.00 non-refundable administrative pet fee is required for each pet weighing 36 pounds or more. We allow 2 pets maximum per apartment. Adding a second pet to your lease agreement after move in requires an additional pet administrative fee. Pictures of pets and proof of updated vaccinations are required for the file. Monthly pet rent charges are a total of $30.00 for one pet and $40.00 for two pets, per month. Upon transferring from one apartment to another, new pet deposits and pet fees must be paid. A $25.00 pet waste removal fee will be assessed to those who are in violation of the pet agreement.
  2. APARTMENT TRANSFER- Resident(s) may choose to transfer from one apartment to another provided they have resided in the current apartment for a minimum of 6 months, give a written minimum 30 days’ notice, pay a new administrative fee, a new security deposit and applicable transfer fee. If a resident(s) fulfills at least 6 months of the initial lease term the transfer fee is $750 to transfer to an alternate unit. Account must be in good standing and applicant(s) may be required to re-qualify if transferring to a larger apartment home. An inspection of current unit must be completed within 3 business days of transfer request. An apartment home will not be reserved until transfer is approved and administrative fee is paid.
  3. RENT PAYMENT PROCEDURES- Rent is due on the 1st calendar day of every month and is due, without demand. Late fees are assessed on the morning of the 6th day of the calendar month with an accruing daily late fee until balance is paid in full.
  1. FORMS OF PAYMENT- No cash will be accepted. All rent, deposits and fees must be paid by check, credit/debit card, cashiers check or money order. You may also pay by e-check or credit/debit card on our online payment site. You may also set up an automatic monthly payment on the online payment site. Credit and Debit cards through Visa, MasterCard and Discover are accepted with a convenience fee added to the total transaction amount for each payment.
  1. PARKING- You may have one licensed vehicle per resident age 18 and over. Private garages and reserved carports are available for an additional fee per month. A $25.00 parking fine will be assessed to those who are in violation of parking policies, such as using unauthorized carports or garages, violating guest-parking restrictions, exceeding the maximum number of vehicles for an apartment, parking in reserved spaces and/or inoperable or unlicensed vehicles.
  1. TRASH POLICY- Front door trash disposal service is provided for all residents through a 3rd party service. Please be sure to follow all instructions provided to you at move in. Fines are assessed for each violation of the trash policies.
  1. RESIDENT REFERRAL BONUS- Refer an applicant to The Dunes at St. Andrews and you can receive a discount off of your rent the month after the referred resident move-ins and has paid one full month’s rent. Please speak to a member of management for more details.
  2. NOTICE TO VACATE-A written 60-day notice to vacate must be submitted 60 days prior to your lease expiration in order for the lease to terminate at expiration. If written notice is not provided the lease automatically converts to a month to month residency. We have a written notice for you to sign when requested. Submitting a written notice prior to the lease expiration does not release a resident from any financial obligation unless indicated in writing by management.


Please note that this is our current rental criteria and may be updated from time to time as necessary, nothing in these requirements shall constitute a guarantee or representation by our community that all residents and occupants currently residing in our community have met these requirements. There may be residents and occupants that have resided here prior to these requirements going into effect; therefore, our ability to verify whether these requirements are met is limited to the information we receive from various resident reporting services.

I/We the undersigned applicant(s), occupant(s) and/or co-signer(s) herby consent to allow The Dunes at St. Andrews and DRS Management, itself or through its designated agents and its employees, to obtain a consumer report and criminal record information on each of us and to obtain and verify each of our credit and employment information for the purpose of determining whether to lease an apartment to me/us. I/We also agree and understand that owner and its agents and employees may obtain additional consumer reports and criminal record reports on each of us in the future to update or review our account. Upon my/our request, owner will tell me/us whether consumer reports or criminal record reports were requested and the names and addresses of any consumer-reporting agency that provided such reports.
